SUMMARY
Responsible for managing the Residential Services Department to include oversight of all portfolio managers and property management activity including new account services, mentoring direct reports and strategically executing business in new markets.

SAMPLE OF ESSENTIAL DUTIES AND RESPONSIBILITIES includes but is not limited to the following:
  • Assists and follows directions from the Executive Leadership Team (ELT).
  • Oversees the entire property management portfolio in the Residential Services.
  • Department, ensuring operations are fiscally sound and achieving financial performance goals.
  • Manage and direct the property management staff including hiring, supervising, coaching and professional development.
  • Implement an effective business development and marketing strategy.
  • Oversee the successful on boarding of new business including the initial marketing, lease up and client communication.
  • Ensure that policies and procedures are in place and followed that promote building positive client relationships.
  • Assist Portfolio Managers in preparing annual budgets and communicating with clients on financing, buying, selling and leasing.
  • Review, analyze, interpret and summarize operating reports and ensure same are submitted to owners, investors, regulatory agencies and ELT.
  • Ensure that all properties are managed, leased and operated in compliance with all regulatory requirements including Fair Housing Law, Landlord Tenant Law and any other laws governing the leasing and sales of residential real estate.
  • Conducts regular department meetings.
  • Participates in the overall Strategic Plan.
  • Oversees eviction of tenants in compliance with court order and directions from attorney and owner.
  • Evaluate surrounding geographic markets and work with ELT to formulate strategic plans for implementing new business within identified areas.
  • Enforces current policy and procedures and general employee handbook guidelines.
  • Implements new department procedures and policies as needed that generate work efficiencies.
  • Keeps abreast of real estate legislations; proactively implements or revises current policies and procedures maintaining legal compliance.
  • Maintains good public relations and interacts with clients, customers, and co-workers in a respectful and professional manner.

SUPERVISORY RESPONSIBILITIES Directly supervises five to eight employees in the Residential Services Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training career coaching employees; planning, assigning, and directing work; appraising performance in a timely manner; rewarding and disciplining employees; approving hours worked; addressing complaints; and resolving problems.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily and be at least 18 year of age. The requirements listed below are representative of the knowledge, skill, and/or ability required. Knowledge: Bachelor's degree (B. A.) from four-year college or university; or three to five years related experience or equivalent combination of education and experience; minimum of five years of experience at an executive level directly related to property management.

Skills & Position Requirements include but are not Limited to:
  • Pass Microsoft Word 2010 User Testing with a 90% or higher
  • Pass Microsoft Excel Power User 2010 User Testing with a 80% or higher
  • Pass Clerical Proofreading Test with a 75% or higher
  • Type with accuracy and speed 50+ wpm
  • Must possess and use good interpersonal skills with other employees and the public.
  • Must be punctual, efficient, an independent worker, a detail oriented person and possess good work habits.
  • Must be able to perform and/or manage multiple tasks, projects and priorities concurrently with a positive attitude and approach.
  • Ability to act and dress professionally in the work environment.

  • This position requires a Washington and Oregon Real Estate License (within 90 days of hire), a valid driver's license and automobile insurance, dependable vehicle and satisfactory driving record.
